Glen: This northwest Baltimore neighborhood is often overlooked.

Glen is located in the northwest section of Baltimore, just south of Fallstaff  (a neighborhood I hope to write about in the near future). Glen is rich in architectural diversity:  large craftsman-style bungalows, colonials, Cape Cods and split-level ranchers.  Sprinkled throughout Glen are low-rise 1950s-style apartment complexes, but not to a degree that they characterize the neighborhood.  Glen also features a few condominium complexes along Park Heights Avenue and Clarks Lane.  Irvin Luckman Memorial Park is located on the eastern edge of Glen with most of the park located in Mount Washington.

DSC_1443The absorption rate (the average time it takes for all homes to sell) is currently 109 days—a seller’s market.  That’s up from 105 days in the last 12 months.  In other words, the number of days on the market has increased, but that is true for Baltimore as the whole.

As of this writing, the median price for active listings is $149,000 and average list price is $162,820.  Current active listings range from $50,000 to $389,000.  These numbers do not represent market value, and are only provided to give you an idea of where sellers are starting negotiations.

Glen is a pleasant, quiet neighborhood.   During the times I’ve visited, there seemed to be very few pedestrians out and about, and the area’s walkability score of 52 (Walkscore.com) helps explain why.   A 52 DSC_1435walk score is defined as “somewhat walkable where some errands can be accomplished on foot.”  Glen has a transit score of 49 (few nearby public transportation options) but Metro buses touch major intersections.  With its village-like appeal and warren of one-way streets, Glen is the epitome of a bedroom community, with easy access to 83 and 695.  If you haven’t been there, it’s worth a visit.
