Baltimore | March 2023 Home Demand Index

Bright MLS is a regional multi-listing service.   Realtors use this service to find homes for buyers, list homes for sellers and do research to advise clients on the market value of homes.     

The following analysis is from Bright MLS.  According to Bright MLS the Baltimore Metro area fell 2.5 percent in February to 78, which reflects a Slow pace of activity. The Index was 27.8 percent lower than one year earlier.  According to Reventure APP, the inventory in the Baltimore Metro Region is going up after a sudden dip in 2021.

These sites compile data from various sources but essentially come to same conclusion.  More inventory means prices will drop.  You can use the Reventure App by clicking the highlighted link to check your own area, but it doesn’t look that great for most of the zip codes I checked.

What does all this mean?  Don’t overprice your home unless you want to watch it sit beyond the average days on the market.  And consider having your home professionally staged and professionally photographed. And by all means, keep your home clean.  You would be surprised at the number of homes I’ve shown to buyers where the owner didn’t seem to care about the cleanliness of their home.  I once found a cereal bowl (with milk and cereal) sitting in the middle of a bed in the primary bedroom.  You never know what may turn off a buyer.  My motto is EVERYTHING COUNTS.
