East Baltimore Midway is Changing.

Have you heard of East Baltimore Midway?  No?  Well someone has.  Bob Dylan wrote the song Times they are a-changin’,” and times are certainly changing in this neighborhood.  Vacant homes are being gutted.  The area is buzzing with circular saws sawing and hammers hammering.  It’s the sort of activity that nearby homeowners love to see, because they know the influx of new homeowners only benefits the area.  To support this transformation, Johns Hopkins University offers $2,500 in downpayment assistance to eligible buyers.

East Baltimore Midway (EBM) borders North Avenue to the south, Greenmount Avenue to the west, 25th Street to the north, and Harford Road and North Broadway in a V shape, to the east.

There are currently 10 homes listed for standard sale in the multi-listing service, with three listed between $100K and $140K, and three listed above $200K.  Compare that what sold in the last 180 days: 12 homes, with five of them selling above 200k, two of which sold above 300K.

I wrote about Station North Arts and Entertainment District back in 2015, and looked at what happened.  The Greenmount West and Barclay neighborhoods have seen dramatic price increases since then.  The same signals are starting to manifest in East Baltimore Midway.
EBM’s location of less than a mile from Penn Station makes it convenient to commute to DC, or visit New York.  Amtrak’s plans for Penn Station will undoubtedly have a positive impact on this neighborhood.  Amtrak not only plans to renovate Penn Station, it also intends to expand it.  According to The Architect’s Newspaper construction is expected to begin in 2021 and be completed in 2022.

Wakscore.com gives the middle of this neighborhood a walk score of 84 (very walkable) and a transit score of 72 for excellent access to public transportation.
