design within reach 2 (Sold at full list price in less than 30 days)

House by house Greenmount West, one neighborhood located in Station North Arts and Entertainment District, is realizing the vision many in the area have hoped for.  I wrote about a house in this neighborhood a few months ago, “Design Within Reach.” That house sold quickly and above list price.  Yes, people are beating a path to Station North.

A few doors down, 446 Federal Street is the newest rehab in Station North Arts District to go on sale.  It’s one of the few still listed in the area for under $200K.  Every house has a soundtrack, and until I receive a cease and desist order I hear Paris Afterhours by Mark Dorricott in this house.  But everyone will hear something different.

All the amenities I mentioned in that earlier post apply here: close to the artsy Charles Theater, a Montessori School, the ingenious Open Works, and three art galleries.  But there’s more news:  The Parkway Theater, 5 blocks away, is positioned to be the cultural and social anchor of Station North; it opens in a few weeks.  The Crown Cork and Seal manufacturing complex in Greenmount West is preparing to transform into Guilford Brewing, a German-style beer house complete with a brewery and restaurant. bizjournals.com

Rents in the area for 2-bedroom rowhouses are advertised at $1500 per month, but at $165,000 this modern rehab can be yours for around $900 per month depending on your interest rate.  This is what you get for $165,000 (besides being at the epicenter of everything):  2 large bedrooms with ample closet space; one-and-one-half bathrooms; sleek, stainless steel appliances: solid wood cabinetry, granite countertops; full-size washer/dryer; wood floor on both levels; and a courtyard ready for your personal imprint.

With downpayment assistance programs you like the generous $17,000 downpayment assistance JHU Live Near Your Work you can acquire this home with a minimal downpayment.  However, to qualify for any downpayment assistance programs you’ll need to take a homebuyer workshop.
